Delivery

You’ve purchased a building. Now what? What you can expect for delivery depends a little on what type of building you’ve purchased and/or what type of foundation you want to install it on.

Delivery for Sheds and Garages

Pads

For sheds and garages, we recommend concrete or gravel pads. Concrete is best, but when done properly, gravel can work very well. For gravel pads, we recomend putting typar down, and packing the gravel as it’s laid. We also recommend making the pad at least two feet wider than your building on all sides.

Blocks

Blocks are a good idea as they help get your building up higher off the ground, and keep the siding out of the splash range of water dripping off the overhangs. Most people prefer using adjustable pier blocks, and they are easier to adjust later if the building settles. Please note we still recommend, at a minimum, a gravel pad even if you do use blocks. And we do not supply blocks. If you wish to have blocks under your building, please have them onsite, near where the building will go (but not in the space you want the building), when we arrive. We will lay one layer of blocks under the building free of charge, any additional layers will incur an aditional cost.

Cabins

While you can technically place a cabin on a gravel pad as well, we really recommend a permanent foundation of some kind, to prevent your building from settling and cracking your sheetrock or other wall paneling. A building that has settled can also prevent the doors and windows from opening and closing properly. It’s also preferable to have something that gets the building off the ground, which lets you run plumbing underneath the building.

The most popular foundation we see customers using, especially on summer cabins, are techno metal posts. If you decide to go with Techno Posts, please view the section further down this page where we discuss the various requirements we need met, in order to be able to place your building on Techno Posts.

Those same requirements are also needed for the other permanent foundation we recomend for cabins, which is an insulated concrete crawlspace. We do not offer crawlspaces ourselves, but contact us and we can point you in the direction of a very good local concrete contracter in Sterling.

Techno Metal Posts Delivery Requirements

To be able to place your building on a crawlspace or a Techno Metal Post Foundation, we need 60′ to 100′ of room (depending on the length of the bulding) on one of the short sides to line up our truck and trailer, so we can slide the building straight off the trailer. With these types of foundations, we simply cannot come at it from an angle or from the side. Below are some photos depicting the space required for our truck and trailer.

Please note, we will also need roughly 6 foot of driveable surface on at least on of the long sides and the rear, to be able to manuever our Mule.

The top of the 4×12 beam can be between 18″ to 30″ off the ground. Your ground should be within 12″ of level, from one corner to the other.

But please note, if your ground is 12″ off level, the top of your 4×12 beams will be 18″ on one side and 30″ on the other.

It’s best to have the pad leveled before installing the beams.

Important Delivery Information

 

To ensure a smooth and successful delivery, please review the following considerations:

Preparation of Delivery Area
A clear, level site is required for delivery. We cannot deliver buildings onto platforms or piers elevated above ground level.

Yard and Driveway Protection
While our professional delivery team takes every precaution to protect your property, the customer is responsible for any potential damage to lawns, driveways, or similar areas. If ground conditions are unsuitable for safe delivery, please notify us in advance.

Underground Utility Awareness
It is the customer’s responsibility to locate and mark any underground water, sewer, or utility lines to avoid accidental damage during delivery.

Permits and Approvals
Customers are responsible for understanding and obtaining any required permits or approvals prior to delivery.
